Payment Schedule:

50% is taking at booking.

50% dues 31 days before arrival.

Cancellation Policy:

100% of paid prepayments refundable when canceled 30 days before arrival or earlier.

50% of paid prepayment refundable when canceled 15 days before arrival or between 15 and 30 days.

0% refundable if canceled after that.

Security Deposit:

A pre-authorization is held before arrival and voided on the 5th day after departure.

RESORT ENTRY INFO REQUIRED:

This gated resort manned 24/7 with security system in place. Therefore, once you book, you will need to provide us with the full names of all of the potential drivers in your party, which we will enter into the gate system. Only owners can enter these names, the attendants cannot and will not do this for you when you are at the gate. 

IDs will be checked against this list upon arrival and a guest pass will be issued for your vehicle to display on your dash for the length of your stay. (Passes cannot be shared between people/vehicles.  Each will need their own pass.). IDs that do not match the names on the list or names that are absent from the list will be denied entry.  

If you are using Uber/Lyft or other public transportation, we will need to know all of the adult names in your party to add to the guest list. 

 

PARKING & COMMUNITY RULES:

Both Resorts:

2 cars per property for condo and townhouse, 3 cars for villa.

Quiet hours are from 11 pm to 7 am. For the comfort of everyone, please refrain from excessive noice during this time (if there are noise issues in the area during quite hours, please contact the gate house for the roving security or sheriff’s department if the community’s roving security is off duty).

Plenty of parking is available for guests free of charge right outside the properties. Overflow parking can park at the clubhouse which is a short walk away from our place. Street parking or parking on the grass is not allowed, nor blocking sidewalks. 

Windsor Palms: 

Commercial vehicles, vehicles wrapped or printed with advertising, RVs of any size, trailers, boats, or anything towed, etc. are not allowed to park ANYWHERE inside  Please  make separate arrangements at a local lot for parking these types vehicles. If any of these types of vehicles are found within the community, you will be towed, fined and/or asked to leave without a refund.

Windsor Hills:

Commercial vehicles, vehicles wrapped or printed with advertising, RVs of any size, trailers, boats, or anything towed, etc must park in the overflow parking lot and a reservation needs to be made prior to entering property. 

Gift Cards:

• Gift cards are non-refundable and have no cash value and may not be redeemed for cash or other goods. There are no refunds given for gift cards.
• Gift cards are only refundable on this site and are not redeemable on 3rd party sites like Airbnb or VRBO.

• Purchasers and Recipients of gift cards must keep their codes private.  Anyone who has the code can use it and, once it has been used, if cannot be used again.
• Specific terms and conditions related to property rental apply.  Guests are required to agree-to and sign a rental. agreement prior to their stay.

• Gift cards should be redeemed within one year of purchase.  Dates for travel can be more than a year away, but the reservation itself should be made within a year.

• Reservations made that include gift cards, if cancelled or changed, invalidate the gift card and its value unless directly coordinated with, and approved by Making Memories Resort in advance.

What is the best way to book?

★ The best way to reserve dates at any of Making Memories Resorts is to book directly on this website with the "BOOK NOW" button.  

★ While we may be listed on Online Travel Sites such as Airbnb or VRBO, those sites add service fees upwards of  15% onto your total.

DO YOU HAVE A MINIMUM NIGHT STAY?

★ We have a 2 night minimum stay.

YOUR OCCUPANCY SAYS EIGHT (TEN FOR VILLA) CAN WE BRING MORE IF THE KIDS SLEEP ON THE FLOOR?

★ Unfortunately no. We strictly follow our maximum occupancy listed for the comfort and safety of all guests.  

WHAT DOES GATED COMMUNITY MEAN?

★ Both Windsor Hills and Windsor Palms are a registered-guest-only gated community. Unless approved by the home owner, visitors will not be permitted through the gates. 

★ Our resort community is manned 24 hours per day, 365 days a year.

★ Windsor Hills and Winsor Palms have been awarded the “Secure Resort” Seal from the Central Florida Vacation Rental Professionals Group. What does that mean for you? Windsor Hills is highly regarded for our commitment to guest security which is shown in the following ways:

WHAT ARE THE CHECK IN/OUT INSTRUCTIONS?

★ Making Memories Resorts are to be occupied by the registered guest only and those included within the reservation.

★ Check in time is 4:00 PM eastern time at date of arrival. 

★ Check out time is 11:00 AM eastern time at date of departure.

★ You will be provided instructions on how to access our home including your unique keyless door code 2 days prior to your arrival. 

★ We employ a full time property management company. You will be provided with their contact information and should you have any questions or concerns they will be addressed promptly. 

WHAT DO I NEED TO BRING?

★ Like all Disney vacation rentals, our home is a "self-catered" vacation home. Guests are responsible for providing all cleaning supplies, paper goods and other personal items for their use. The complimentary items below however are provided as a convenience for you when you first arrive.

★ 1 -2 rolls of toilet paper per bathroom

★ 1 roll of paper towel

★ 1 trash bag per bathroom

★ dishwasher detergent

★ 2 trash bags in kitchen

★ 1 hotel sized soap per bathroom

★ One dish sponge

★ a few dishwasher tabs

★ a small bottle of dish soap

★ a few Tide Free & Clear laundry tabs

★ coffee bar with coffee pods, ground coffee, tea pods, sugars & creamer

★ starter waffle bar - still need eggs (and extra syrup)

★Only the courtesy supplies that can be guaranteed are the ones left by our management company on the day of check- in. Since this is a “home away from home,” these supplies are meant to get you started and will not be replenished during your stay. When those are depleted, extra items can be purchased-at the on-site convenience store or local stops close by. ★

IS THE KITCHEN FULLY STOCKED?

The kitchen is fully stocked with pots and pans, cooking utensils, flatware, plates, glasses, etc. (Due to Florida law, no food or food related items are allowed). 

WHAT TYPE OF COFFEE MAKER IS IN THE HOME? 

Drip & K-Cup coffee makers are in the homes. 

ARE LINENS INCLUDED?

★ Yes.  Making Memories Resorts includes bed linens, pillows, bath towels, and extra blankets and pillows for your comfort.  

DO I NEED TO PACK MY OWN POOL/BEACH TOWELS?

★ No. Pool towels are located in the home for your use. 

IS THERE A GRILL?

★  No. Due to Florida critters, we do not keep a grill on site. Should you be interested in renting a propane grill for your stay please reach out and we can arrange this for a nominal charge.

★  Complimentary charcoal grills can be found within both communities, you would just need to provide your own charcoal, bbq utensils etc. 

IS POOL AND SPA HEAT INCLUDED?

★Yes. Pool and spa heat can be added for $40/day + tax. The pool heats the pool to 88 degrees and the spa to 100 degrees. The Spa will not heat up unless pool/spa heat is purchased. 

DOES THE HOME HAVE A CHILD SAFETY FENCE BLOCKING THE POOL? 

★The is a child safety fence. 

ANYTHING I SHOULD KNOW ABOUT THE RESORT AMENITIES?

★ All resort amenities are available to guests at NO extra cost.

★ Children are required to be accompanied and supervised by an adult at all times when using the resort facilities.

For Windsor Palms:

★Pool and clubhouse hours vary seasonally, so please check with the Sundry shop for current hours and fitness center code.

For Windsor Hills:

★ All registered guests will be provided wristbands by the Welcome Center prior to using the community amenities. These wristbands are FREE for our registered guests and should be worn at all times during the length of your stay. 

★ Pool and water park hours vary seasonally, so please check with the Welcome Center for current hours. Please note that the minimum height for the waterslide is 42 inches

IS THERE A SHUTTLE BUS SERVICE TO THE PARKS AND SHOPPING MALLS?

★ Windsor Hills and Windsor Palms do not offer a shuttle bus; however, Uber and LYFT are affordable options to get you where you need to go.

IS THERE A FEE FOR PARKING?

★ Parking is always FREE at Windsor Hills and Windsor Palms!! - There is a two (2) vehicle maximum (3 for Villa) however. 

Windsor Hills:

★ Our townhome is equipped with one parking space (private driveway).

★ There is also parking spaces adjacent to our home for additional vehicles. 

★ There is an over-sized parking lot for trailers and recreational vehicles (RVs); however, prior permission/approval is required. Please notify us as soon as possible if you will require this service as there are very limited spaces and are on a first-come first-served basis.  

Windsor Palms:

★There are parking spots right outside the condo.

★ Villa: There is a driveway that can fit 2-3 cars. You are not allowed to block sidewalks nor can park on the grass.

★There is overflow parking at the clubhouse.

★ No RVs or Commercial vehicles are allowed at the Resort. 

★ Motorcycles are not allowed for the condos. 

DOES YOUR HOME HAVE SECURITY CAMERAS?

★ There are cameras at the resort entrance, throughout the neighbourhood, at the front door of the townhome/condo/villa and back doors of the townhouse and villa.

★ There are no cameras inside the home or any that intrude on private space such as the splash pool (WH townhouse) or pool (villa) Footage remains private and may be used for liability reasons and to monitor occupancy and capacity limitations.

AN I GET A DELIVERY OR RECEIVE A PACKAGE DURING MY STAY?

★ In general, deliveries to Windsor Hills/Windsor Palms are permitted and delivered straight to our front door. Packages will not be held by the Security Gate or the Welcome Center. Please note the following for a seamless experience:

Restaurants, UberEats, DoorDash etc: 

Most restaurants in the area participate in food delivery service. Drivers will need the name of the guest registered for the rental, the address of your property and a valid driver’s license to enter through the gates. 

Instacart, Prime Now, Shipt, etc: 

All will deliver to our home. Make sure that the delivery will be AFTER you check in. Also that the order is in the name of the guest registered for access to either property.

Packages: 

Windsor Hills:

USPS (postal service) DOES NOT deliver to Windsor Hills and no access to USPS is available at Windsor Palms.

All other carriers such as UPS, Prime, FedEx will deliver directly to our home. Be sure that your package will arrive AFTER you check in.

Windsor Palms:

USPS (postal service) DOES NOT deliver to the condo, but will deliver to the villa. 

All other carriers such as UPS, Prime, FedEx will deliver directly to our home. Be sure that your package will arrive AFTER you check in.

Rentals: 

ECVs (electric scooters), strollers, etc. can be arranged for delivery straight to our front door. All local companies have access to Windsor Hills and Windsor Palms, but be sure that your delivery will be AFTER you check in. For Windsor Palms: some of these items could be ordered ahead of time and held at the clubhouse for nominal fee. Please contact us for the clubhouse information.
